The masterplan for Dusty Rhodes began with a feasibility study seeking to expand upon the existing hotel’s current offerings and amenities. Through a series of thoughtful and progressive studies, lead by discussions with the owner group, a multi-phase and mixed-use expansion was conceived and developed to appropriately integrate with the existing hotel infrastructure.

Upon commencement of the studies, a concerted effort was made to understand the existing constraints and opportunities the property presented, coupled with the ability to maximize potential value with sensitive placement of additional programming.   The iterations that proceeded ultimately lead to a layout that respected the form of the existing building and entry procedure.  Additional growth of the existing convention center naturally expanded into the available property beyond, including pre-function access and meeting rooms.  Flanking this expansion at the corner of the property, an added multistory parking deck would service both the convention center as well as a stand-alone hotel.  Circulation, connectivity and phasing were closely reviewed given the sheer size of the expansion proposal as well as future opportunities for realized courtyards, gardens and a possible waterpark to better service a growing resort property.

 A full evaluation of the property’s potential investment would ultimately review existing conditions and future development proposals to determine the project’s future viability.
